These Terms & Conditions set out the rules for using matisse.ro. By accessing or using the site you agree to comply with these Terms. If you do not agree, please do not use the site.

3. Site availability
We aim to keep the site available 24/7 but cannot guarantee uninterrupted access. We may suspend or restrict access for maintenance, security or operational reasons, with or without notice. We are not liable for losses arising from periods of unavailability.
4. Changes to these Terms
We may update these Terms from time to time. The "Last updated" date at the top of the page always shows the current version. Continued use of the site after changes constitutes acceptance of the updated Terms.
5. Intellectual property
All content on the site — text, photographs, logos, graphics, code and design — is the property of SC Landmark Smart Rentals SRL or its licensors, and is protected by Romanian and international intellectual-property laws.

- view and read the site for personal, non-commercial purposes;
- print or download a single copy of any page for your own reference;
- quote short extracts in editorial or academic contexts, with proper attribution and a link back to the source page.
5.2. Prohibited uses
You may not, without our prior written permission:
- reproduce, republish or commercially exploit any part of the site;
- copy our photographs, logos or design elements for use elsewhere;
- use automated means (scrapers, bots) to harvest content;
- frame the site, mirror it, or otherwise present it as your own.
6. Acceptable use

7. Bookings made through the site
Bookings are processed by our booking engine partner (SiteMinder / DirectBook). When you complete a booking, a separate contract is formed between you and SC Landmark Smart Rentals SRL, governed by the rates, cancellation rules and house policies presented at the time of reservation. Those booking conditions take precedence over these general Terms in case of conflict.
8. Links to and from the site
Links from our site to third-party sites are provided for convenience. We do not control and are not responsible for the content, security or privacy practices of those sites. Visiting a third-party site is at your own risk; please review their own terms and privacy policy.
Links from your site to ours: you may link to the homepage in a fair and lawful way that does not damage our reputation or imply any endorsement, partnership or affiliation. Deep-linking to internal pages is allowed for editorial purposes; framing or "in-line" linking is not. We may revoke this permission at any time.
9. Limitation of liability
Nothing in these Terms limits our liability where such limitation would be unlawful — including liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation.
Subject to that, and to the maximum extent permitted by Romanian law, we are not liable for:
- any indirect, incidental, special or consequential loss or damage;
- loss of profits, revenue, business or savings;
- loss of, damage to, or corruption of data;
- damage to reputation or goodwill;
- interruption, suspension or withdrawal of the site;
- your reliance on any content of the site for decisions you make.
If a court finds any exclusion above unenforceable, our aggregate liability for any claim arising from your use of the site is limited to the value of the booking (if any) made by you through the site, or — in the absence of such booking — to EUR 100.
10. Indemnity
You agree to indemnify us against any claim, loss or cost (including reasonable legal fees) arising from (a) your use of the site in breach of these Terms, (b) your infringement of any third-party right (including intellectual property), or (c) any false statement you make on or through the site.
11. Disclaimers
The site is provided "as is" and "as available". To the maximum extent permitted by law, we make no warranties — express or implied — regarding accuracy, completeness, fitness for a particular purpose, non-infringement, security or uninterrupted operation. Information on third-party landmarks, transport, prices and opening hours is provided for general guidance and may change without notice.
12. Age restriction
The site and the services described on it are intended for users aged 18 or over. If you are under 18, please do not use the site to make bookings or to provide us with personal information about yourself or anyone else.
13. Force majeure
We are not liable for any failure or delay in performing our obligations caused by events beyond our reasonable control, including natural disasters, strikes, government actions, outages of public utilities or telecommunications, pandemics or armed conflict.
14. Governing law and jurisdiction
These Terms, and any dispute arising from or in connection with them or with your use of the site, are governed by the laws of Romania. The competent courts in Bucharest, Romania, have exclusive jurisdiction over any such dispute, save for non-derogable rights of consumers under the law of their country of residence.
15. Severability
If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions continue in full force and effect.
